Real Estate Investing – Rehabbing The Yard

The outdoor space surrounding a home, if it’s well cared for, can greatly enhance the value of the property as a whole. As a real estate owner, you should honestly assess the appearance of your yard and try to determine what it adds or takes away from the overall appeal of the home. If you decide to embark on a landscaping makeover, it’s important to come up with a budget and stick to it.

Landscaping can be improved inexpensively, but it’s also easy to lose track of your budget when you start to really explore your fun options. “Putting in a patio is great”, you’ll say, “and putting in a patio with a grilling island and a fire pit is even better!” It’s easy to get carried away, but you really don’t need to put a lot of money into the yard to make a positive difference in your home’s value.

In the front yard, you want to keep your landscaping design open and relatively symmetrical, focusing attention on the home and highlighting the dimensions, particularly the front door. If there are any trees that significantly block the home’s visibility from the road, consider pruning them down or removing them completely. The idea of the front yard is to maximize curb appeal, so the house needs to be visible. Front planter beds should be well maintained and can be easily spruced up with a fresh layer of mulch and a simple brick or stone border. Also, consider planting beds in layers, with a 3-5 foot back layer of large shrubs, and a lower layer of smaller shrubs, flowers, or succulents. This makes the front of your home more interesting and appealing to look at.

The back yard should be designed for privacy. If you have a wood fence, you can freshen up the look of your yard with a cheap and easy coat of paint or stain. Other great fencing options are wrought iron, for a more upscale look, or vinyl for durability and privacy, though they can be expensive. Planter beds in the back yard can be bordered in stone just like the front yard for great visual impact. Trees are also a good option for creating a feeling of seclusion and privacy without completely closing off the space. Patios are a fantastic addition to any Levitra yard, though they can be expensive to install, so keep your budget in mind when you shop.

Regardless of what you decide to do with your yard, it’s essential to keep it well groomed and healthy. If you choose to plant shrubs and trees that are native to your part of the country, your yard maintenance will be much simpler. Periodic fertilization and pruning along with regular weeding and mowing will keep your yard looking great all year long.
