Updating With a Bathroom Restoration
The business of bathroom restoration has become quite a busy one as of late. One of the most popular rooms to update or remodel is the master bath.
This is because it can add so much value to one’s home. It can be a pricey overhaul depending on what the wants or needs of the person are, but it doesn\’t have to be.
One thing is for sure, this is not a do-it-yourself kind of project unless, of course, one is a professional contractor. Bathroom restoration is something that should only be tackled by a professional contractor. So, what are some of the things a homeowner needs to consider when looking at investing in bathroom restoration? That really all depends on how bad the room is in the first place.
If the home is only ten to fifteen years old, then there probably isn\’t too much work that needs to be done, and one could seriously consider doing a mid-range remodel. Now, if the home is twenty years old or more, then one may very well be looking at a much more extensive bathroom restoration.
Prices can range anywhere between $10,000 and $28,000. It all depends on where the house is in the country, how much work needs to be done, and what type of work is done.
Mid-range and high-end remodeling are just two examples of bathroom restoration. A mid-range remodel would consist of at least some of the following: New high efficiency toilet, new vanity, preferably a double sink vanity, recessed medicine cabinet, new tile on the floor, and if there is a tub, adding tile around it if possible.
A high-end remodel would consist of much of what would be done in a mid-range update, but would most likely include expanding the actual room. That may mean adding a window, moving the water closet, adding a tub if there was only a shower stall originally, tiling around the tub and into the shower, possible linen closet with the expanded space, and updating the lighting. Many people are also including heated floors in these rooms to help ward of the winter chill.
If someone decided to have their master bath updated, what would be some of the recoup cost that they would see? Again, that can vary depending on where one lives, but here are some averages.
A typical mid-range remodel can see a recoup of up to 102 percent upon completion. A high-end remodel can see a recoup of up to 93 percent.
One of the main reasons that the mid-range remodel gets a higher rate of return is because they tend to fit in better with the house. Unless one lives in a high-end neighborhood, it is best to not go overboard and stay within the parameters of other remodels in their neighborhoods.
Now, if the toilet is in good condition and working well, the sink and counter are in good condition, and the shower and or tub are still good looking and in good working condition, then one can do an update for less than the prices listed above. Sometimes new paint, new flooring, and updated towel bars and light fixtures are really all that need to be done.
One would still want to hire a professional to do the job since it will entail some electrical work and floor tiling. The homeowner won\’t see such a large return on their money as some of the more extensive work will bring, but they will recoup at least some of the cost. Any way one looks at it, having an updated bath is something everyone can enjoy.
