If you want to find success working in this career, you need to understand the basics of what renters want. And those who are looking to rent should also look out for these things, in order to determine if they are getting a reliable community manager. First, you need to choose a company that supports your goals. If you want to offer great service to renters and work in property management, you need to be in sync with the building’s owners. Property management can only be a success if you have support from your employer.

Next, make sure you are familiar with the structure of the building. Things need to be organized and in good repair and if they are not, the residents are going to hold you accountable. If there are problems, speak with the building’s owners about having repairs done. If you find they are putting you off, at least make an effort to the residents that you are trying and staying on top of the problem. This way they do not think you are ignoring the issues. Hopefully, things will be high quality enough that you do not have to worry about too many repairs. When problems do arise, they should be handled quickly and safely.

Knowing the building is not the only responsibly of good managers. You also need to be familiar with your residents. Though you do not have to have close relationships with everyone, it is important to know their names and faces. Learn a few things about them and if any of them have special needs, help them manage their living situation. Most people want to be left alone to live their lives, so do not pester anyone. However, you can be friendly and knowledgeable without being a nuisance.

When a resident does need your attention, make sure you are easy to reach. You might go years without hearing anything from a resident, but the second there is a problem, they are going to need to get in touch with you. Make sure all of the renters have an easy, reliable way to reach you when they need you.

Finally, remember that the best managers live onsite. Though this is not always an option, especially if rent is not included as part of your salary, you need to do your best to live near your renters. This gives them confidence in their living environment and also puts their mind at ease, knowing they can reach you easily. Plus, they know you are dealing with the same issues they face every day, so it will not feel as if you have abandoned them for better living conditions.
