Ask for references from both past and current residents. You are likely to get a lot of different feedback, depending on who you talk to. If you speak with several renters who currently live in the building and who have moved on, you will get a variety of feedback. You can piece this together to form your own opinion.

Finally, start with the shortest lease possible, just in case. Many places offer a discount for long-term lease. If you have no other choice financially, you might be alright to sign it. However, if you can afford the few extra dollars a month to keep things short-term, at least in the beginning, it is better to make your commit short initially.
